What Does a New Home Warranty Cover?

What Does a New Home Warranty Cover?

One of the reasons people choose to purchase one of the new homes in Upatoi GA is the peace of mind that comes with new construction. After all, a home is one of the biggest investments most people make, and older, pre-owned homes are more likely to have unexpected and potentially costly issues. With a new construction home, not only do you have the benefit of a new home, you have the builder warranty for added security.

A builder warranty comes with most new homes and it covers permanent and structural parts of the home, such as concrete floors, plumbing, or electrical work. In some cases, the warranty is covered by the builder, and in many cases, the builder works with a third-party warranty provider. If you’re getting a loan through the Federal Housing Authority or Veterans’ Affairs, they require builders to provide a third-party warranty for added protection.

Regardless of the provider, these warranties typically provide limited coverage on materials and workmanship for specific elements of the home, such as heating, ventilation and air conditioning (HVAC), windows, plumbing, and electrical systems. There are often different time periods covered for these different parts of the home.

A one-year warranty typically covers workmanship and materials, and can include drywall and paint, doors, trim, and siding.

A two-year warranty is typically provided for plumbing, electrical and HVAC systems.

Many providers also offer 10-year warranties for major structural problems. This refers to problems and defects that could lead to safety issues that would make the home unsafe to live in, such as a collapsing roof or foundation issues.

What is not usually covered are household appliances and other items already under another manufacturer’s warranty. Also, small cracks in tile, cement, brick and drywall are not covered when they’re cosmetic rather than structural. Additional out-of-pocket expenses that may arise from more serious structural issues – such as having to live somewhere else during repairs – are not covered.

During the last walk-through or at closing, the builder will provide you with detailed information about the warranty, and any responsibilities you have in performing maintenance to keep the warranty valid. They will also provide you with the information necessary for filing a claim should there be an issue.

Purchasing one of the new homes in Upatoi GA is a big step and a serious financial decision. A warranty, combined with the newness of the home and its construction, gives you peace of mind that you are unlikely to face any major issues, but if something should happen, you’re not going to have to bear the majority of the cost.
