What Happens at a Final New Home Walkthrough?

What Happens at a Final New Home Walkthrough?

Whether you’re starting your search for new homes in Opelika AL or are nearing the completion of your new home, it helps to know what to expect during the final walkthrough before closing. This is an important visit, not just a quick final tour, so you should have a good idea of what to look for and what changes you can expect to be made if things aren’t as they are supposed to be. Afterall, we want you to have full confidence in your new home.

The final walkthrough is usually scheduled about a week before the closing. This is your opportunity to test systems and fixtures, inspect the workmanship and finishes, and make sure everything agreed upon is in place. It’s a good time to ask about proper maintenance in general and especially regarding any warranties.

As you go through each room, there are specifics you should look closely at to make sure they’re completed professionally and as agreed upon in your contract. This includes paint, flooring, trim, windows and doors (making sure they open, close, and seal properly), lighting and plumbing fixtures, HVAC systems, smarthome hubs, and filter locations. If there are appliances included in the home, they should also be tested for functionality.

Should  you see any issues, such as paint touchups or sticking doors, let us know during the walkthrough and they’ll be taken care of before closing or soon afterward. We always go through your home before the final walkthrough to look for these kinds of issues and take care of them, but should something slip past, we want to know so you are completely happy with your home, right from the start.

The final walkthrough is done after any city or county inspections. Those inspections look more closely at important aspects including the foundation, framing, plumbing, HVAC, electrical, and final occupancy checks. Once your home has passed this inspection and is deemed safe and up to code requirements, you should receive an official certificate of occupancy.

The final walkthrough is also a time to familiarize yourself with important details of your new home, including shut-off valves, breakers, and how to change various filters. It’s a good idea to ask about regular maintenance of HVAC systems, gutters, and other aspects that need seasonal checkups. Simple upkeep will go a long way in keeping your home running smoothly for years to come, letting you make the most of a new construction home.

Of course, with our warranties, we’re still here to help even after the final walkthrough and closing, giving you greater peace of mind. Lower maintenance and fewer surprises are just some of the many reasons people choose a new construction home.
